If you rent a property, you are obliged by law to have all gas installations and appliances checked for safety EVERY YEAR.

The resulting Certificate (CP12) details:

• The appliance checked
• The results of the checks
• Any faults found
• Any remedial action taken
• A copy of the Certificate is left with your tenant so that they know that you have fulfilled your obligation and that the gas installations and appliances are safe.
